On the Market: The mid-October stretch and a shifting real estate market

There’s been plenty of chatter about the real estate market lately. Interest rates, inventory, pricing, buyer activity, and where things are headed.
From what I’m seeing firsthand, we’re continuing to move toward a more balanced market. Buyers and sellers are negotiating more frequently, expectations are adjusting, and transactions are becoming more dependent on finding common ground. “Building bridges instead of walls,” as I like to say.
This weekend, there are more than 70 scheduled open house opportunities across Newport County, with properties ranging from $245,000 to multi-million-dollar coastal homes.
The next two weeks are particularly important for sellers.
Historically, the third and fourth weeks of October represent an important window in our local market. As November approaches, attention shifts toward Thanksgiving, holiday travel, family commitments, and the end of the year. Here in New England, real estate activity naturally slows during this period.
For sellers hoping to be under contract before the holidays, now is the time to evaluate their position. Are showings translating into meaningful interest? What does the feedback suggest? Is the asking price aligned with what buyers are willing to pay?
There’s a difference between being patient and being passive. Sometimes holding your position makes sense. Other times, a thoughtful adjustment today can make a significant difference in the outcome.
For buyers, this changing environment presents opportunities as well. Not every seller has the same motivation or timeline, and understanding those circumstances can create room for productive negotiations. Price matters, but so do terms, timing, and certainty.
The market is still moving. It’s simply moving differently than it has over the past several years.
My advice is to focus less on the headlines and more on your individual circumstances. Whether you’re buying or selling, understanding your competition, the available inventory, and current market behavior is essential to making confident decisions.
